Our kits include the structural components required to build the exterior shell of the home, including engineering calculations, exterior structural wall framing, interior wall framing for panelized models, structural sheathing, engineered roof truss system, metal roofing system, exterior metal siding, exterior windows, and exterior doors. These components form the structural shell of the home.

Yes. Exterior windows and exterior doors are included with the kit.

Our standard window package includes energy-efficient Low-E vinyl windows, selected based on your project location and availability.

Our standard exterior doors are fibreglass units, selected for durability, energy efficiency, and low maintenance.

No. Garage doors are not included in the base kit price. However, the structural framing and garage openings are included where shown in the plan.

No. Foundations are not included in the kit. Your builder or contractor will construct the foundation based on local soil conditions and engineering requirements.

No. Insulation, drywall, flooring, cabinets, and other interior finishes are not included in the barndominium kit.

Our barndominium systems are built using precision-engineered cold-formed galvanized steel framing (G90), designed for long-term durability and structural performance.

Our standard exterior system includes 26-gauge PBR metal panels for both siding and roofing.

Yes. Standard, enhanced, premium, and custom color options may be available depending on supplier availability and project requirements.

Our standard system utilizes steel structural posts integrated into the framing, finished with decorative wood cladding.

Yes. Solid wood posts are available as an upgrade option, subject to pricing and availability.

What is the difference between a panelized kit and a pre-cut steel member kit?

Our barndominium systems are built using precision-engineered cold-formed galvanized steel framing (G90), designed for long-term durability and structural performance.

The following models are available in both formats: Horizon One-Bedroom, Horizon Two-Bedroom, Horizon Three-Bedroom, Frontier, and Summit.

The following models are currently offered as panelized steel kits: Magnolia, Atlas, and Ironwood.

Do prices change depending on where I build?

Structural requirements can vary depending on the project location. Wind loads, snow loads, seismic conditions, and local building codes may require engineering adjustments before fabrication.

Engineering & Structure

Do you provide engineered structural drawings?

Engineering calculations are included with every barndominium kit. If stamped engineered drawings are required for your project location, they can be prepared for an additional cost.

Yes. Our structural systems are designed with wind-load considerations based on the project location. If your local jurisdiction requires additional engineering adjustments to meet building codes, revisions may be necessary before fabrication.

Local engineering stamps are not included unless requested.

Delivery & Production

Do you ship nationwide?

Yes. Our barndominium kits ship to the Lower 48 states. Freight is included in the kit pricing for these states. Alaska and Hawaii are excluded.

Manufacturing can take up to 8 weeks from the time engineering or design is finalized and approved.

Payment & Policies

Is my payment or order refundable?

Because each barndominium kit is manufactured specifically for the customer and the project location, deposits are used to begin engineering work, production planning, and fabrication scheduling. Once engineering work or fabrication has started, deposits become non-refundable.

If engineering is required: 10% deposit to begin engineering, 40% deposit after engineering approval to begin fabrication, and the remaining balance due prior to shipment. If engineering is not required: 50% deposit to begin fabrication, and the remaining balance due prior to shipment.

Construction & Process

Do you offer installation services?

Yes. Installation services are available but are not included in the base kit price. Installation availability depends on the project location and scheduling.

Yes. Many customers choose to manage their own construction project as an owner-builder where local regulations allow it.

Yes. Owner-builder project support is available to help guide clients through the construction process, including general guidance on construction sequencing, subcontractor coordination, and inspection preparation.

Our barndominium kits are designed to simplify the structural construction process. Panelized kits include factory-built wall sections that are ready to be installed, helping reduce job-site labor and construction time. Pre-cut steel member kits provide precision-cut framing members that can be assembled on site by a qualified contractor or construction crew.

Minor modifications may be possible depending on the model and engineering requirements. Changes that affect structural components may require updated engineering calculations before fabrication. If you are interested in modifying a layout, please contact us to discuss your project.

Compact Living Series

What is the Compact Living Series?

The Compact Living Series includes smaller steel-framed living units designed for flexible uses such as guest housing, ADUs, Airbnb rentals, hunting cabins, office studios, vacation properties, or compact full-time living where allowed by local regulations.

The current Compact Living Series includes the Retreat 200 and the Homestead 384.

The Shell Package is intended for buyers who want the exterior structure and shell components so they can complete the interior themselves or with their own contractor. The Turnkey Ready-to-Move-In option is delivered fully finished and ready for occupancy, depending on final selections and project requirements.

The Shell Package may include structural steel framing, exterior sheathing, metal roofing, metal siding, windows, and exterior doors.

The turnkey package may include finished interior, kitchen cabinetry, bathroom fixtures, plumbing, electrical, HVAC mini-split system, interior flooring, lighting package, insulation, and optional appliances.

Turnkey Compact Living Series models may be designed to meet NOAH certification standards. NOAH certification applies to qualifying compact living units and should not be confused with local permits, HUD manufactured housing, or modular certification.

Shipping is available to the Lower 48 states. Final logistics and delivery requirements may vary based on the model, package, location, and site access.

Possibly. NOAH certification helps provide confidence in quality and construction standards, but buyers must still verify local zoning, placement, utility, and permitting requirements with their city, county, or jurisdiction.
